Question: I am trying to find out the IRR using the IRR formula in excel which is “=IRR(B$10:B$59)” without the quotes. The values in each of the cells from B10 to B33 is -500 and the value in each of the cells from B34 to B58 is -1100 and the value in cell B59 is +45625 However I cannot see any amount in the cell where I type the
above IRR formula. It simply displays #DIV/0! How to resolve this?
Answer: On the cash flow you described in your email, there is no IRR. The reason: NPV is negative all the way. For IRR to work, NPV must be zero.
